Oshawa Homes for sale
Oshawa homes for sale is a hot topic because the house values can go up and down like the flip of a switch. We tend to be considerably lower then the rest of the GTA & Durham Region. On top of our affordable housing we have a great transportation with the 401, Oshawa GO station & 407 expansion. The lower cost for a house and the proximity to everything positions Oshawa to see the greatest increase in house values.
It seams the average value is ridiculous surrounding the GTA. With averages pushing $400,000 across the board. In Oshawa we are much lower than that. So with Oshawa being so affordable more and more people are choosing Oshawa as the place to call home. With that demand will come higher prices. All other areas are already out of reach as far as buying a detached house. Those areas can’t see continued growth because they are already too high. I bet we’ll catch up to the rest in the next 5-10 years.
The Oshawa house values are easily the most affordable to manage as you get more “home” for the buck. Oshawas economy is strong, our education is great and we offer the same amenities as any other community (other than ones that offer great waterfront).
One thing to consider with out low prices is our high tax. The Oshawa taxes are the highest of any city, so consider that in your monthly cost. As an example I have a duplex in North Oshawa and the property tax was the same as a property we listed in Toronto… the Toronto house was valued at $700,000 – my Oshawa duplex was valued at $220,000 at the time (!)
Most of the listings have the property tax listed in the MLS data. When on our site, just find a listing you like and print the brochure. In that you will see taxes, condo fees if any, room sizes and more.

If you are not from the area you might not know that South Oshawa has a stigma! Or that central Oshawa is on a rebound and improving drastically and that parts of North Oshawa have issues with student housing. If un-sure about the good, bad and ugly areas to buy in Oshawa – just give me a call (905 903 5442). For example I purchased a rental for $192,000. It’s brick, detached and super cute. This purchase was made during a time when semi’s were going for $210,000 and mine was updated & move in condition. How? Because I purchased in a great area just north of less desired one. Our good area has a dead end and on the other side of that dead end is a bunch of rentals (Duplexes and Triplexes)… but just North of us on the same street are huge established homes worth a lot more than the one I picked up. The lower valued homes brought the purchase price down for my property and it’s located in the “good area” with 90% being home owners and only a hand full of rentals. It’s perfect!
