DURHAM REGION Housing Report. – April 2008

The Durham Region Association of REALTOR® (DRAR) reports that there were 989 sales of single family homes in Durham Region in April, a 20% increase over 824 sales in March but reflects a 9.5% decrease from 1083 sales in April of 2007. “The Canadian Real Estate Association has just released their forecast for 2008 and anticipates that we are going to see a more balanced market this year, with housing prices increasing slightly’, said Deborah Khoury, President of DRAR.

Average selling prices remained unchanged in April at $275,751 (March was $275,656) and come in ½% higher than last April’s average of $273,507. You will notice that housing inventory is on the rise with 3041 active listings on the Multiple Listing Service® (MLS®) up 15% from 2644 in March and also represents a 13% increase over 2689 listings in April 2007.

The average days on the market is down to 32 from 39 last month and the average selling price of homes is 98% of the list price.
